Fuel for the day: A little English Breakfast aged tea, full fat cream, and, my favorite, raw unadulterated organic honey.

Certainly it was not an investor experience, unless you were a hotel or ACTUAL BED & BREAKFAST OWNER. 

Each room has its own exterior entrance from the breezeway.The current owners have operated it as a bed & breakfast the last 12 years, with breakfast served in the main house which is also their primary residence.By my analysis, revenue from the 5 rooms could cover the debt service and operations of the whole property.  

However I also met an attonrey who said "take me out to breakfast and I will tell you whatever you want to know about tax sale."

This is nothing new and has been going on for many, many decades, with vacation rentals, hotels, bed & breakfasts, etc.

The REIAs I’ve been going to are ABQREIA, New Mexico Real Estate Mastermind, and ABQ Apartment Investor Breakfast.

I “house hacked” 2 bed and breakfasts for 24 years.

Maybe add a textured white or off-white Afghan and/or a wooden breakfast tray at the foot of the bed. 

House is on the historic register, once a bed and breakfast, a massive 4 bed, 3 story Queen Anne Victorian, very well maintained with multiple rentals.

I would also donate $25-50 to the top several fundraisers whenever I get a chance and attend every pancake breakfast and chicken BBQ fundraiser I could.
