Generally - and this assumes it's a good rental to begin with - keeping what you have and building on it builds more wealth than swapping out, unless you're doing a 1031 that has a lot of value-add proposition to it.

I think that’s a terrible proposition.

So, when determining market rent, look carefully at the value proposition you offer a tenant.

This may be a loosing proposition for someone looking to get rich quick/do this as a side hustle.

This is often a losing proposition for the seller, unfortunately.Granted - when a house in in disrepair and would be hard to market otherwise, it is a path forward for the seller.
