Each program is a little different so it just depends on your situation and income.They are quick and easy though once you get your certificate you can work with any Bank or Lender that is approved to use those DPA's.

They don't know how to properly qualify an investor.Check around before making a decision.

@Brett K. we manage in Class C areas, so have to deal with this a lot.Options:1) Boardup - pretty useless as easy to rip the off and advertises the property as vacant.2) Armor Guard door frame reinforcement with temp double-key deadbolts.

I detail here how my first flip essentially bankrupted me which resulted in this house losing money as well.It’s easy to blame others for all that went wrong.

It's not RTR's fault the property can't absorb proper cap ex, that's a product of the market.

Not an easy thing, but saving 20% or more on the cost of a new home seems well worth the time and effort if you ask me.

But it seemed to me that their simple system would be easy to apply to the general REI market and make it work well.I took my time and went through the course over the full four weeks that they allowed me. 

If I have some cash do you recommend clearing the loan or invest instead for next property with proper planning ? 

It's easy for me to get lost in the grind or to focus on goals instead of progress so I'm glad that I took this moment to remember where it all started and that was with a gamble on this one property that has paid off ever since.
