They're pressuring their investor-clients to pay for their sins with change orders and/or escalations, or escalations disguised as change orders.

(systolic pressure rising so won't get into that)And many less experienced individual investors in SFRs don't do as well as others and "well" means what could you have done otherwise.

This being said, putting tons of pressure on the team to generate more investor leads.

Personally, I’d be hesitant to take out the full $200k right away since that could put a lot of pressure on your finances.

You may have local ordinance(s) that allow them to step in and apply pressure to correct the matter.

Then start shopping for houses, don't engage in FOMO or real estate agent pressure. 

All the water from the crown of the road floods onto my property and I was informed its illegal to discharge water onto anothers property and that the engineers could apply pressure to the city to have curb and gutter installed.

. - the appraised value is super low, if you get what you are looking for, I would expect those taxes being significantly higher putting more pressure on the cap rate- it’s a beautiful, unique property.

And honestly a-lot of these TK buyers are not doing proper due diligence before buying and are pressured into buying (by some not all).
