He never explained his billing practices as this, and frankly while I was in a panic over handling this difficult matter, I didn't dare challenge my one support system.This is clearly a case where a lawyer over bills the client.   

Why the frog am I the absolute ONLY one that dares show the results I am getting?

Our "hate" ratings are almost exclusively tenant, which I take as a big positive because when we ferret out a bad tenant what do you think they do, yup, take to a nasty review saying how horrible we are, we made them pay rent, assessed them for damages, refused them a lease that they wanted even though they have no job a 415 fico and 3 UD's on record but how dare this evil PM, lol. 

"A-B-C-D" ... are all made up classes as used here and only serve to confuse people trying to learn this business. 

If you don't ask, unless it is a major issue (e.g. cracked foundation), they may not make you aware of it.As well, many (dare I say most) agents are 'driven' by the Seller.
