We go by a simple concept, just do what you agreed too in the contract, nothing more, nothing less - if that happens then we all win.

All of these are legitimate tax concepts.

I did a poll of 700+ people who invested in real estate and less than 2% would want it to be tokenized.

The confusion is most people are talking about a 5 year ballon on a 25 year amort period.  

Funded it myself to prove concept that seller financing is better than long-term rental ownership.

The other book you mentioned caters more to that audience and gets people hooked on the idea that they can invest in real estate with no money and then teaches them how in subsequent books. 

I have given away copies as gifts and loaned mine out to lots of people. 

I realize people are trying to make a living, but anyone who cold calls me is the last person I'd use for any transaction (plus I have people for that!).  

Hi @Ron Sausa what's great about real estate is there are plenty of people that have done what it is you are looking to do.
