I am thinking of paying for the Gator Method program through Pace Morby, who I recently saw at the Aspire Conference in Charlotte.

If the person is already negotiating and finding deals there are two options in my opinion:1) Hire a good real estate attorney and have them on retainer...pay a flat fee for looking over the contracts and doing title work2) Work directly with a title company and offer to pay them a higher fee to handle transaction coordination.  

Hot tubs pay for themselves.  

An example was a line item for alimony (I am single and have never been married).

Pay everyone more than what they make now at their construction job, be kind, and give them bonuses based on completion, and they will never leave.   

Do you have a line item cost breakout you could post?

I also use Wealthfront at 4.8% (4.3% plus the 0.5% bonus for three months). 

I have  a W2 job and look forward to the losses this year to offset some of my income (Not my 'WHY' for running an STR, but a nice bonus).
