I did use Quickbooks, but it was really cumbersome and expense (we paid a bookkeeper to manage it.)

I would ask for proof they paid what was owed in the judgement for that eviction.

I set my rent standards a little high and realized that rent is actually not that high.. we have a morgage on it and it looks like the house is selling for more than we originally paid 4 years ago.

In the past, I cashed out my 401K(Paid income tax + Penalty).

Personally, I bought a 3 bedroom house as my first purchse and lived there while renting bedrooms and 2 bedrooms rent paid all of the mortgage payment and 2/3 of the utilitites.

TAX bene's were the play and GOZONE was great tax bene's but you cant count on a katrina for your investing thesis A wise person would listen to your story and stray away from this type of investment.

Under any scenario, any state, someone who sits on their rights and lets someone get into the weeds to the benefit of the person who sat on their rights, will NOT have those "rights" enforced by the courts.  

Then track the date a maintenance issue was reported, description of the problem, who it was assigned to, when it's estimated to be completed, when it was completed, date/amount paid, etc.It doesn't have to be fancy.

I have hundreds of comments on my Facebook page from people who paid for this what I would call a scam and it is awful.

You already paid for it now so make sure you really get your money's worth.
