They told me they plan to move out by 11/1 to avoid the higher rent-But I'd rather get it rented in September at a higher rate-OS Bar says "If your tenant has lived in the dwelling for more than a year, you cannot terminate the tenancy for no cause unless you have a “qualifying landlord reason.”"

Based on the parameters you provided it'll be difficult to get a typical loan, so youll have to look at portfolio lenders, local lenders, community bank, bringing in an equity partner or some other way to increase your down payment, even a bridge or hard money loan until the property os stable then refinance it, are options Good luck

I like used lenovo thinkpads. there's tons of sellers of these. you should be able to find a nice I5 or I7 with 8 or 12gb memory, a solid state drive not HHD drive and windows 10 OS for about $300 - $500.

Pulling comps from MLS or looking through FB Marketplace posts to see what rentals are being listed at os probably the most accurate way to do it but it takes time and to do that on every calculator run is unnecessarily brutal.
