If there was water pooling in your neighborhood with all the rain and offshore winds pushing the tides in and your property is not much higher than theirs, then I would definitely consider additional flood insurance, which won't be that expensive if you are not in a flood zone, except, of course, for that $250 annual surcharge they just added for investment properties.Also, I actually do add earthquake insurance on my Virginia property as it is only like $20 extra per year and after that scare a few years back and seeing some damage to a relative's home nearby, I thought it prudent.     

I love being this busy but I will make some time for a nice surf on Friday or Saturday we're supposed to get some breezy offshore winds that will make for some nice longboard waves.

What kind of loan programs are you using for off shore investors?  

I work offshore and I got my first deal under contract and bought it while 250 miles off the coast of Louisiana with satellite internet and satellite telephones.

(I work overseas and offshore so I'm limited in how I can take my courses). 

With inventory scarce, off market provides a lot more opportunity.My partners and I work with multiple out-of-market and off-shore investors to facilitate their investments here in the DFW area.  

Not a week goes by when I am not contacted by some off shore investor wanting to know what to do with their turn key dud  and its not all Detroit.. but there is still plenty of this type of thing going on for sure.  

Hubzu uses offshore help for all of the administrative tasks during the closing process- Very tough to understand ( verbal or written )-- Make sure you use your own title company.

I do a bit of freelancing and have 3 devs offshore that I work with.
