I agree that most meetups tend to be more in the southern Hudson Valley.

There is alot of growth here with Wellen Park being built currently but it tends to bring wealthier people in where my home is a 900sf 2/2(not so desirable for them.  

I'm with you that sidewalk slip and fall litigation may be less likely in the Midwest than say Mid Atlantic which tends to have more litigious cities but dismissing premises liability issues can come back to bite an investor and when these properties have such razor thin margins that an investor must consider the cost benefit analysis of safety against ROI, there is a real estate issue and is usually a losing proposition.   

As an investor, comps tend to harm you more than help.

I tend to operate under conditions I’m familiar with, also taking calculated risks of what I don’t know yet.

I find that internet providers, like Comcast, tend to update their technology and offerings to better speeds as customers have higher usage demands.

Agents tend to be territorial, and I prefer an agent who is more familiar with your target neighborhood.

The barrier to entry tends to wean out the wastes of time as well.I admire people that seek to better themselves. 

Many investors, especially those coming from the LTR space, tend to squeeze themselves in the purchase price and rehab, leaving design as an afterthought.

I tend to lean toward my clients getting some experience owning a standalone rental property prior to buying a live-in multiunit, but at the end of the day, every situation is different.
