My career has been in client services and tech sales to this point, but looking for something different and have had an interest in real estate investment from afar, but it always seemed unrealistic for a novice with limited disposable income.

So the novice syndicator, yes he had a sponsor but they were a dime a dozen back in what I call the gold rush 20-22, tweaked his UW to close a deal.

Whereas BL has multiple ways to track and engage with potential leads, in my opinion, it is not for the novice, whether in using tools or in real estate in general.   

This is the most often happening trend of the "novice", that is all but never spoken of.

So as a novice, you have no idea how to value the asset, and are trying to broker the loan to someone who has already seen it. 

That may or may not be the case, but my options are limited by the extreme position that Morris Invest has caused on me as a gullible novice investor with limited resources for a 72 y/o.

Since I'm a complete novice, I'm looking for SFH or small MF, preferably turn key with good cash flow to get my feet wet (also open to light renovations).
