My business uses Monday.com to track the data which then will create graphs and other visualizations

Below is a graph of the median list price since 2019.Contrast that to a market like Detroit where the median list price has doubled since 2019.I'm a licensed agent in Michigan, but I reside in California.

What are people using to manage/track their fix and flip milestones, tasks and progress?

Short-term goal/first milestone: acquire enough rental properties to generate $2,000 in monthly cash flow after expenses.In my current situation, my wife and I are dealing with a mortgage of $74k at a 3.5% interest rate on our primary home.

Like choosing to pay for your own materials, or paying when certain milestones are hit.

In FL we not have a milestone study requirement for all 30+ year old buildings. 

The same can be said for investment properties in other locations… We can even make the argument that profits and cash flow in ANY business are limited in the first few years of operation.Aside from a small or non-existent return on investment over the first 3 years, competition is another challenge in Astoria.As illustrated in our “Days on Market” graph, demand seems to be stronger than last year.
