We are still looking at deals to buy, (for MTRs), and are looking at properties in Aurora and Denver to catch University post docs/faculty, and all the medical prof's near those areas. 

All but 1 tenant had to be evicted, was arrested, or went missing due to mental illness. 

Our brains need to make sense of things, it is a mental imperative.

I think dismissing potential ideas on the basis of them being too complicated is an awful mentality and I would rather know exactly why it wouldn't work or a path that would make it work and then decide for ourselves if it's worth it or not based on the steps it would take.

It is a simple rule of thumb to help you mentally filter through deals.

The 3rd thing that has reshaped my entire opinion of the tax advantages of real estate, is seeing my 88 grandfather holding five quite valuable illiquid properties, long story short it’s a mess, it’s causing family drama, he is in zero shape physically or mentally to manage them, the all have cap-ex needs, again these were amazing buy’s literally multiple properties he bought for under 50k that are now worth over a million but there is probably a time and a place for owning real estate, so I don’t really have a need to own more than maybe a few properties into retirement.

If you don't have the additional mental bandwidth, can't deal with stress in healthful way or do not have much time to commit atleast 14 months of focus then do not build.

Other group homes for abused, veterans, and mental challenged usually have less opposition. 

The lead issue, coupled with an overall discomfort with the neighborhood and the home itself, has significantly impacted her mental and physical well-being.

And most times, if you have that grind mentality, they will feel somewhat threatened by you ultimately becoming their competition (unless of course they are retiring or getting out of the business).I hope this somewhat helps.Georges Franco
