I suspect now its going great one of the centers was BRAND NEW CONSTRUCTION.. but the 600 homes that were suppose to go in next door got shelved. in a 08 style melt down NOTHING is immune some areas trundle through other areas its mass extinction. 

Travel is also pretty slow due to the stagecoach roads getting muddy when the glaciers melt.

At a certain point, I can see the scales tipping to paying off the loans, but if you are in your growth phase, leverage is the name of the game. someone posted above on how you go through phases and no question debt is necessary to scale.and its a balance of those things and personal decisions if you want to Dave Ramsey it or BP it.. for me though and having a front row seat to the 08 to 2011 melt down and the 89 to 93 CA melt down.. thinking your protected when you have 75 to 80% LTV loans is just kidding yourself.. you have no equity.. in those scenarios  ... and exits can be painful if values drop even a little. and you are in need of exiting.. or your leveraged to the hilt and your cash flow drops by 20% most folks would be in trouble..    

I'm really hoping that the 1-2 feet of snow they got last weekend melts before I move back in a couple of weeks.

if not properly vented, it can cause your shingles to prematurely break down or melt, as well a build up moisture which can lead to damage on the actual roof sheeting.

What I do like those is the Carolinas specifically Charleston  I found that city about 5 years ago and it was coming out of the 08 melt down.. but I was keen on Boeing and being around aviation all my life I thought the Dreamliner was going to be a huge hit and when they moved it all to Charleston.. and Boeing bought 1000 acres around the airport..

This water thing has happened twice now in a month or so, despite heavy rains and melting snow.

Def a red flag for next time (and the fake butter wouldn't melt attitude she had) when one small dog, became two indoor cats and then 6 turtles.  

It's a tough business and I have regard for those on BP that still do single family financing with all of the new laws since the melt-down of 2008.

This is my first melt down in the real estate that I'm actively understanding and am apart of.
