I’ve actually combined the psychologies discussed in Deep Work, Hal Elrod’s Miracle Morning, and Gary Keller & Jay Papasan’s The One Thing to tailor to what I need to do for real estate investing.

@Hal Thompson That was our third option, to finance all of our primary residence (less the downpayment) since rates are so good  and use our cash for investing.
