I've read BiggerPockets' Real Estate Investing book and am particularly interested in the house hacking strategy, as I'd like to move out of my current living situation.Our main dilemma is choosing between a single-family home (renting out one room to a close friend) or a multifamily property like a duplex or triplex.

main challenge currently is finding quality tenants that can go thru my screening process (600+ credit score, clean background check, etc.)

My main objective is to grow my business and really build out my network with professionals on this platform! 

I'd generally just do an amenndment to void the current lease when the tenant moves out and have a fresh one started with the new tenant.However it is also totally ok for you to keep the previous lease in place and have the current tenant remain the main tenant and the new one can "sublease" from the old tenant. 

I use PropStream for list pulling and comps (mainly comps) and have found that in the least few months their system is providing wildly inaccruate data.

Then the website for the PM company crashed just as my property was to be listed for rent and their main point of contact left town.

The main pattern that all of these investors share is a deep understanding of the markets they're investing in and a solid foundational team of experts they've built in their markets. 

My main focus is multi-family house hacking, but I’m open to other strategies as well.I’ve always had a passion for real estate and decided to move to a market with strong rental potential and affordability.

I probably have about $100,000 of my own funds to put up, (will need $500k Minimum) but don’t have the credit or the income at this current time (Just gut renovated my main residence). 

On my lot where I live, I can have as many kitchens as I want (not sure why I would have extras) and can build a tower, but they won’t let me build an ADU for my mom unless it is connected to the main house.
