I had small kids and bills with collage looming, etc.

The subfloor and wood frame also doesnt seem in great condition so could be looming problems in the future.

SFH in middle of nowhere in MA, may be an hour from Boston- here again not so much PM options and looming rehab issues.Turnkey or such out of state -I would go to Midwest if I was living in US- but it might take me one full day and couple flights to get there.

And to top it all off retirement is looming (well not looming but at least in your mind).Debt is death to retirement. 

I don't like the feeling of looming debt, however can I do more with the cash opposed to paying off the debt.

I feel uncomfortable about the looming correction, even though I can't forecast when or if  will happen.

You don't want to be fighting this out in court on day 80 with the owner occupancy deadline looming over you.
