@Michelle Hardy Just adding, check your local city too for their requirements, many have specific requirements that the state may not have.Here in VT in the towns my properties are in, there is not a requirement to keep them separate or pay interest. 

The first factor to consider is Proposition 19, which will trigger a reassessment of property taxes if the home is transferred to either of your father-in-law’s daughters.

Property taxes, income taxes, sales taxes, declining population, unfavorable rental laws, winter weather.

There was new laws implemented in 2024 for CT, so wasn't sure if anyone from BP has reviewed that and updated the lease? 

Are there still deals to be found by a new solo investor in LA?  It seems most off market deals I've found have been from larger acquisition groups.  Is it true that marketing and advertising to find motivated sellers...
