I'm not sure how they paid so that may or may not be a solution here...The other thing is technically your tenant owes you still, and the prior LL may be liable for fraud.

They obviously cannot control some costs, but they do have input on things like maintenance and repairs and some other things.

Would love to hear any thoughts, advice, and input! 

I asked specifically about transfer in PA from personal ownership to LLC...so maybe it not considered a "sale".Thanks for the input on the personal loan vs LLC, this is what I was unsure of as my name would be tagged to the property via the conventional loan document.

If its a Class C I'd go for a more affordable unit, there's no point in putting in more money than you have to.
