I'm originally from South Carolina, where I'm relatively familiar with the market having all of my family still living down there.

Simply put the concept of live in one unit rent out the other is not a strategy, there is much more to successfully house hacking in NJ. 

I'd recommend house-hacking a duplex or triplex if possible to help limit your living expenses.

Keep in mind at least 58 million people live in one of these states.
