Start small, ensure your numbers (purchase + rehab + holding + selling costs) leave room for profit, and build a reliable team (contractor, agent, lender).For financing, work with lenders who specialize in fix-and-flips.

If they understand they need to leave and discuss honestly what they can do to make that happen then you are both working to the same end.

the one situation we do face is sometimes they just leave and go home with no notice..  

The good news is you don't need a specialty loan for a house hack, just a traditional primary home loan.
