The experience was really bad as I was getting 1-2 year old leads to cold call that I knew had a 0% success rate and I do much better generating leads organically on my own.

So usually, it's around 10-12 decent leads weekly from 3000-4000k of contacts we run.

I've only ever sent out an offer like that once, and that was to a preforeclosure lead that refused to discuss the property, instead telling me "that's not how real estate works, just make me an offer".

Until now I hasn’t considered that the shut down of Tik Tok would potentially lead to a consolidation of viewership.

I would still do due diligence such as whole property inspection, lead inspection (depending on when the property was built), appraisal, etc.
