Any tips anyone can share on how to find a reputable and trust-worthy contractor and/or a lawyer who can write up less riskier work contracts?

Real Estate Investment in Canada has, in recent years, been strained in terms of affordability, and other rules creating an additional barrier of entry; especially for foreign buyer.Although I am investor in Ontario and Quebec, I'm not a lawyer, nor an accountant, nor an immigration consultant, so make sure you consult with the appropriate expert for accurate information.

However, it was a blessing in disguise because I have learned what NOT to do and have worked hard at establishing what they offered on my own with my own VA's and it has been less expensive and more profitable.

The city also confirms if the utilities have capacity which they do.Its a simple case of NIMBYs having a huge voice in this jurisdiction. you are doing everything right. just file a couple lawsuits get a good lawyer and keep going. 

I appreciate any feedback.Regarding Insurance, personally I would never have someone else (A Lawyer) handle the insurance on a Sub 2 deal or any other real estate deal for me, you would be setting yourself up for failure.First of all now you would need to get a POA for the attorney from the seller, that may not be your best move.

Is there any great lawyers out there that can help all of us sue the hell out of them.

.- Have attorney draw up a contract to do this.Suggest you offer your dad some cash, now or in the near future, to motivate him to transfer his ownership to you.It may not work out, but you will learn a lot either way!
