The landlord should be named on the tenant's insurance policy for additional protection and to assist with tracking compliance.

Big expense up front, additional expenses over the life of the lock, they can be too complicated for renters to figure out, and they don't solve all the problems a landlord may face.

I personally think being a landlord in Chicago is easy and I have never had an eviction. 

The tenant understands that the property of the Tenant is not insured by the landlord for damage or loss of any kind (action of third party, fire, water, theft, vandalism, storm, heat or cold, electrical damage, pests, mold, accident, etc.), and the Landlord assumes no liability for such loss.

I can buy landlord insurance without coverage on roof (wind/named storm peril) but is it worth the premium?
