Asking these questions would just be considered intrusive. 

Bottom line, we have a water intrusion issue that is causing some major wood damage to the front of the house.  

I insulate the heck out of my rehabs and work hard on air intrusions though.

Yes, this is completely legal and is actually much less intrusive and annoying than almost all other marketing methods.

I hope you don't find my question intrusive but I am wondering why you have decided to start with some buy and hold rentals if what you really want is to invest in larger multi-family or self storage facilities? 

My property manager is extremely reluctant or just has no urgency when it comes to larger repairs/ maintenance. 1 example: My properties sewer has tree root intrusion and I asked them to get a quote 2 weeks ago, and have followed up twice and got a we're working on it response.

We have 4 units in one building with water intrusion that will probably need extensive repair.  

Thought it was the Windows sweating as they were aluminum and seals broken. so bought new Windows, which almost didn't get installed because of the rot from water intrusion the installers found.  

I have a bi-yearly contract with them to maintain the units and they currently have a new policy where they check for mold in the duct work by an intrusive method and they are finding slight mold growth and are recommending this device called Nasa Air Scrubber (~$1200 per unit).
