I currently have approximately $150,000 in equity from a property I co-own.

The magic of real estate is buying a property and creating $50-100k in equity through $25k of strategic renovation while you are 4x-5x leveraged (for example...I'm obviously just making up numbers). 

Some have more than $1 million in equity while others have less.4.

Any decent lender should allow you to borrow against your airbnb, without disturbing the original 2% loan.Example: I have a 6 unit that had ~$500K in equity.

I don't love taking HELOCS to burn, but if you have 500k in equity, you can safely use up to 250k to buy another property and probably get one that cash flows well by not living there.

Promissory loan notes are “secured” by Norada Capital Management where, in our taped call, is a $120 million-dollar public company with $70 million in owed loan notes to investors and $50 million in “equity” which is all a lie.

So what has happened is you're gaining $7.50 in equity for each $632.41 payment as a result of the HELOC payoff of $3k.150K Loan  - for the first payment of 632.41, 375 goes to interest and 257.41 goes to principle.147K Loan - for the first payment of 632.41, 367.50 goes to interest and 264.91 goes to principle.

I definitely prefer this option as the whole point is to get built-in equity.

In another year or two that buyer is going to be sitting on 500k in equity easy......
