I have heard that peel & stick suffers a bit from indentation, so when a tenant moves out, a new floor is in order.I'm thinking that if LVP costs $6/sqft to install, about $3/sqft is labor. 

I have been in real estate for 10 years with a specialized focus in Dental Practice Start Ups and Asset Management.  

Every single inch (or it feels like that) of the walls have a mark, smudge, or indentation on it in the common areas.

Cons: Delayed financing allows you to take out 75% ARV or HUD, whichever is less so potentially going over budget on rehab wouldn't allow you to take all your money out either way (which still is not the worst and a BRRRR-Hybrid)Scenario 2:Keep your rehab at $15k and pay cash out of pocket that you indent to keep in the deal knowing your purchase+$15k rehab is close to the 75% ARV and assume any $$$ over your rehab budget you'll be keeping in the deal.Hopefully a buyer doesn't need to go over budget and entertain scenario 1 or 2 but just throwing it out there to understand alternatives.

The main issue is that my driveway, which measures approximately 27x30, is in poor condition with noticeable cracks and significant indentations in the asphalt.

I did work but was always paid too well and didn’t learn any financial literacy or the difference between wealth and income.I racked up 60k in undergrad loans, 415k in dental school loans, 12k in credit card debt over the last 6 months between jobs that lasted longer than intended, and most recently 25k in a “moving and living advance” from my new employer and 10k from my dad to move to Alaska for a new job.

They left gummy worm candy scattered all about the floor in several rooms, made a golf-ball sized indent in one of the walls, made almost a 2' scratch on another wall, and the icing on the cake was that one of them defecated right next to the back door. 

So you are going to have a lot of indenting to do when you enter your data into QuickBooks.
