And addressing my item #1 comment, almost always, when a "distressed" homeowner is approached, they initially are grateful to have the loan brought current, but before long they forget the circumstances they were in and you become the bad guy that stole their house.

Is STR insurance different from home owner insurance?

Sure for most occupant home owners with no money in the stock market and cash tight perhaps (just my views mind you) use of their HELOC to have a house they live in paid off sooner makes perfect sense.

In some places it is a lot cheaper to rent instead of buying, but in other areas, it is the same (or cheaper) to buy a home.  Owning
