Look into neighborhoods like Clark Fulton, Jefferson, West Park and Boulevard, Brooklyn Center, Old Brooklyn, and Newburgh Heights.

If you can find a good deal in Harker Heights, those properties typically rent the fastest. 

But I've represented investors there and there are some nicer areas and they are killing it as rentals.Another example is Boyle Heights.

Locals say Goodyear Heights closer to Tallmadge is better than most surrounding areas in Akron.

Plus it looks like you managed to gain a few inches in height too!

The smart play would be to build a two story wood frame structure on top of piers or concrete block in most cases. 35 feet is a pretty typical height limit in most neighborhoods, so depending on elevation you SHOULD be able to build two stories on top of the elevated foundation.

.- 2 floor ADU is expensive and is tough to do due to the height limit.- Most people kept their ADUs under 750sf to avoid the impact fees- For subdivision, it wouldn't be applicable in your case due to your lot size.Feel free to reach out if you like to discuss in details.
