@Mark Updegraff guessing the upside of my stock portfolio is definitely the wild card, as its more discretionary investment we went heavy risk with AI / tech with large upsides but also wild swings.

Not to mention they market this as a "we will help you be successful" product yet every 5 minutes I'm sent a new email for some "Make a Million Dollars Overnight" deal.  

Heavy cases of clear cut fraud and flat out lying to their investors. 

(I am a silent investor, the developer is doing all the heavy lifting, and we split profits at the end)

The current way the studs are built is not up to code, so they have to rebuild the entire structure of the kitchen wall This is not uncommon especially when renovating an older home and when budgeting you should also carry a very heavy contingency for unknowns. 

While 2/2s are better 3/1 are more desirable because of the heavy section market in the city. 

I completely understand that real estate is a slow and steady game, and I don’t expect overnight success.
