It looks to be heavily treed.Have you thought about having a timber consultant tell you if theres any value in having someone come in and cut down the timber? 

Also, any underwriter is going to heavily scrutinize a new primary residence loan application if they see that you recently (under 1 year) bought a primary residence in the same general area and have already converted it to a rental. 

Maybe money given away is its own separate scorecard that relies heavily on the wealth generated scorecard.

They are heavily capitalized and ready to do the work to find the right deal and work with local & reputable agents.

I'm guessing that if I manage to be successful (haha, and there are lots of ways to define success) then I can branch out into other things such as teaching others who are in a similar position how to get started in something where the odds are stacked heavily against them.

Aside from the standard BR/BA count and square footage, I always focus heavily on the listing pictures for any comps I pull in my area - finding a comp that's as close to your property's condition and finishes will give you the best apples-to-apples comparison possible.I also wanted to second @Tim Swierczek's input: nobody in Minnesota likes moving in the middle of winter.
