From what I read in The Economist, these Sun Belt regions often see steady population growth which can drive healthy rent appreciation.

If the local market is healthy and rental income will be adequately managed by a property manager, then a long term residence could be used to build equity.

That's good for my credit profile and supports a healthy score.

Interest rates are going to be forced to be reduced for several reasons, not least of which the housing market is essentially seizing up and it (with ancillary businesses) is a larger part of our GDP than many years ago when we had a significant manufacturing base, and the US needs housing to be active and healthy.

If they have paid off property (especially if the investor is much older), they probably have a healthy stock portfolio as well :) Debt has worked for me, and I'm glad it works for you too!
