Having a very structured process exudes professionalism which will attract higher quality tenants.  

-continue absorbing as much information as possible, just ordered a few more books(including one by J Scott, consider it money for the new headshot :D)-continue networking with people in the areaLong term goals(3-10 years)-purchase roughly a property a year for the first 4-5 years then hopefully I can increase that number, thats the goal but its too early to plan that out.

I do mostly portrait (headshots & fineart) photography, but I do some interior architectural photography for the office! 

Especially being younger and in the business showing that you are successful and presenting yourself in a way that exudes confidence and success does matter.

Or just be like everyone else is the sea of head shots and catchy tag lines like "#1" or "specialist" ect.

My personal opinion, get the motorcycle take your head shot on the bike and brand yourself as the guy that gets it done then show up that way.  

My property manager I chose with the most success reflected the personality I wanted to exude with my tenants.

I'd look for a place that has mentoring and coaching.Totally agree on #3, and I would imagine many companies have at least some individuals that exude those qualities you are searching for.

As you can see by my post count under my dashingly handsome headshot, I've been on BP for quite some time, and I can tell you that I have personally read 100's of these types of threads.So the question is, why is this?

I don't even look at the next application until the previous one has been shown to not meet my rental requirements.Ethically, you would need to decide for yourself if your actions exude your code of ethics.
