Not always, but generally the groups that are charging 3%+ acq fees and loan guarantee fees are primarily compensated to transact QUANTITY not quality.

Generally, this would be ok if you are building at scale and planning to build high quantity of modules, which would eliminate single family homes or ADUs.

You should check out the 2020 state ADU legislation, but off the top of my head I recall two ADUs for 2-4 unit properties and a max quantity of attached ADUs equal to 25% of existing units for 5+ units.

we use property preservation companies and they charge anywhere from $20-$50/photo depending on quantity and location.also provide you with a report on the property as well.

Which is their prerogative I suppose, but when its my salary being spent in such quantity I refuse to let anyone else make those decisions for me.
