I was hoping to get some other landlords and property owners opinions on some things below to help me better understand the expectations within the rental market.The general thought that I have had while looking for my first property is to invest initially in hardening the property (no carpet, etc).I'll share a few scenarios and would love if any one can shed some light on their opinions:- Property has a bright blue insert bath tub.

So long as you do not care who gets the credit for helping them out you have simultaneously helped them and maintained your position as the "hardened business owner".Then in the meantime you can see if the VA or some other institution could help them out.

Trash can criminals are the worst maybe instead of paying the fine just do the time which i'm guessing is 1 night in jailcome out of Cuyahoga county jail as a hardened landlord with a rep on the streets. people will say "poor guy just wanted to build wealth and have passive income... now look at him"

I'd suggest finding a brand new, completely inexperienced, wet behind the ears agent, that could use the practice anyways, hasn't been hardened by a lot of rejection yet, and has nothing better to do.

We painted the cabinets, filled tons of chips, changed the doors by custom ordering them for the customer in their choice of design by a company we have an account with that has them made in Mexico for about 30% american cost, painted sink, also the appliances in professional grade metalic stainless paint, painted floor tile in a high solids porcelain urethane white after an aerospace use type primer and a high solids chemically hardened chear coat, and matched the backsplash the same way.
