One other market-wide factor I’d throw in is local government policies.

We rarely have time to discuss it, but we want to build wealth in a way that allows us to potentially work together, get out of corporate, and move to a forever home in another state in ten years when there are no longer any parenting plans governing us.

It seems like there was a lot of hype at the government level but owner/occupied demand hasn't been what they thought it would be.

Tax breaks cost the government money, and somebody has to pay for them.

Why someone willingly wants to work with a government agency that will slow down turnover, dictate rents and rent increases, and dictate repairs is beyond me. 

After several hearings, we reached an agreement: both parties agreed that if the tenants applied for government assistance to cover the overdue rent and committed to paying rent on time going forward, the eviction process would end.

Some condos are non-warrantable meaning you have to use non-government backed loans.
