Finally my third piece of advice for getting started on wholesaling would be to meet cash buyers like myself and add them to a list of cash buyers.

Does anyone have a "program" or formula to use to establish a reasonable list price based on current income and expenses.

I did a quick search and there are 187 total rental listings in Marion Oaks in the last 90 days. 90 are vacant listings, 18 canceled, 70 that have leased, and 4 pending. 

Asset sold was mainly transfer of client list and contracts.Does it make sense for me to seek out a note purchaser?

The one with the higher number has 1 active and 3 pending listings pretty similar to my property.  

I can pay utilities, insurance, and other holding fees but I won't have enough to pay other cost like listed above.

You'll want to get your name on their distribution list.
