Husband and I both work w2 full time jobs and we have 3 girls ages 9. 7, and 3!

No plans to move as this is where we want to raise our girls.

You can build a little bit of cash to get going.You could also try to negotiate seller financing deals.Finally your girl could house hack a multi to save you guys money on rent which will allow you to paydown debt. 

The tenants,3 single girls never bothered to pay the water bills billed to them and moved out.
