The other "economical" areas are going to be more management heavy (think cheaper houses that are expensive in the long run) and the A/A+ neighborhoods will be very difficult to get cash flow (think Elmwood Village or Hertel Ave duplexes that are $350-400K but gross $3600/mo on the top end). 

After speaking with a few friends and realtors, I've been advised that the West End, East Atlanta Village, and East Lake areas hold great potential, particularly for higher rents and positive cash flow (>$2,800+).

It is near economic hubs like Nationwide Children’s Hospital, Ohio State Campus, and New Albany.Turnkey properties are popular in Old North, Merion Village, Southern Orchards, Old Towne East, Driving Park, North Linden, North Hilltop, Franklinton, Reynoldsburg, and Hungarian Village.For BRRRR and Fix & Flip, consider Eastmoor, Hilltop, Whitehall, and Linden.

We own a 1911 single family rental in a quaint country village 30 minutes from the city.

Hi Natasha, these areas in Columbus—North Linden, South of Main, Vassor Village, Woodland Park, MT Vernon, Milo-Grogan, Franklinton, Merrion Village, Hungarian Village, Southern Orchards, Driving Park, Olde Towne East, Franklin Park, King Lincoln, Old Oaks, and Livingston Park—are prime spots for quick gentrification and great long-term buy and holds.

I always wanted to do a tiny home village on the beach with shared amenities like a pool, but could not make the numbers work.Not sure as a traveler I would stay in one or not, but I am sure there is a market for it.
