My concerns with the project are - the time to rezone and approve reconstruction- my ignorance in the process to rezone- the structure for the condo management after the sale- I saw, what seemed like, many start and fester or fail in the HR area a few years back so I am very cautious at this point.The numbers and the project look very solid even offering the investors 25% returns if I can finish it out and start selling in 10 months but I am not sure that is possible with the rezoning even though it is reducing the density in the area.Any feedback or insight is welcome,John

I’m thinking the 6 month waiting period can give taxpayer time to redeem if my goal is to increase the redemption fees via pres. improvements Or waiting 6 months to make an improvement might allow/cause damage to fester

As someone who has been reading a lot in preparation for becoming a landlord, I feel like it is very important to inspect the property from time to time so a problem can't fester for 1-2 years while you assume your property is being cared for appropriately; however, not if the cost to me will more often than not lead to an outcome like the one I explained.What are your experiences with this and advice?

I had my first tenant buy a used deep freezer, and used washer and dryerthey were full of roaches and he never told me so he let them fester for 6 mos by the time I found out they had taken a strong hold and I am not sure I will ever get rid of them.I cant over emphasize fix the small things as they come up there will always be more things to fix later you dont want them piling up.

In the end, we took a potentially toxic situation, listened to her concerns, addressed them, took responsibility, and created a fan of our property management company.By reaching out to her on the matter we were able to correct an issue at the very start of the tenancy that could have festered and grown into a rift down the road if we had not addressed the problem immediately.
