In addition, doing fewer deals than that will most likely mean that they don't have a legit team of pros to back you- PM, GC, Plumber, lender, etc- if they aren't feeding them constant business, those contractors won't drop their current jobs to help you in an emergency. 

I understand he's got a family to feed and a lifestyle to support, but I think RAD is the most fraudulent.

Nate and Jiries teaches how to capitalize on BRRRR, but they're constantly doing live feeds to answer questions for students, it's like you're constantly learning through case studies. 

Sometimes ill say a ARV that is almost certainly unattainable to make sure I am getting accurate feed back rather then someone just telling me what I want to hear.
