One piece of advice I often repeat is that the goal of diversification is to reduce or eliminate any single point of failure.  

If your problems were really caused by an unexpected ac failure (can’t believe your realtor didn’t get seller to throw in a home warranty.) and not lifestyle.

Just because the costs might be in the furture does not warrant not budgeting for those known expensesThen there is the misc costs of asset protection, bookkeeping, unexpected utilities (such as between tenants (tenant turn over) or failure not attributable to the tenant such as slab leak).  

Katee, take the feedback... and thanks for the "tenant" that was poorly vetted and immediately stopped paying and now I have to evict after 1 month... just another in a long line of failures on your part...

I have not done stats but there is a high failure rate for people who are walking the property every day.
