Hi Jon from Boyertown, PA-You and your fiancé are interested in buying your first short-term rental and wonder profitable areas to purchase with a budget up to $500,000.I would look at places along the west coast of Michigan, Grand Rapids, Kalamazoo, and near Ann Arbor, MI.It is important to understand the local STR regulations in each community and partner with a property management company that can help your navigate that and manage it well for an excellent guest experience.Don't forget to look into bonus depreciation and doing a cost segregation study to increase the tax benefits of ownership and if you "materially participate" in the management of the property per IRS guidelines it can offset active W-2 income which most real estate cannot.To Your Success!

The LLC isn't the important part, it's the operating agreement- you should defintiely hire an excellent and local attorney to do that for you.

You likely only need to do the past 3 years worth for IRS purposes.You may want to see if there is a way to export transactions from QBO to excel and then import transactions from excel to Rentastic.- Unfamiliarity of software with my Bookkeeping and Accounting team.Altough not ideal, you may want to pay and do bookkeeping on both platforms for 3 months to see if you 100% want to make the switch.I still use Quickbooks, but the desktop version, it runs perfectly for all my bookkeeping needs.

We are a small partnership with 4-5 properties currently, but we are growing and hoping to find a reliable lending partner that we can do repeat business with.About 3 months ago, we successfully completed a BRRRR deal where we had excellent numbers, over a 1.25 ratio at 75% LTV, our guarantor partner has an 800+ credit score, and we had no issues qualifying for the loan.
