I called the CEO of the prop management company but he didn't want to tell me the reasons, just stated that they have high ethical standards.This person that got let go was really fast on answers and I enjoyed working with him, reason why I was confident this management company was a good one.

If it's not in writing, it's unlikely to be true.Even if true, the seller didn't disclose it, so their ethics are questionable.

I never want to crush anyones dreams but rather reinforce that education, work ethic, and action are ABSOLUTELY necessary for success...as you alluded to, nothing in life is easy!! 

Well, this is a wonderful thread.All I can really contribute with enough experience to be absolutely sure of what I say: if you live on the coasts and your spreadsheet tells you your best passive returns over the long haul are going to be in the Rust Belt in cheap rentals, then your spreadsheet needs to be looked at by someone with a lot more experience in cheap Rust Belt rentals than you have.My own take on the musings here of why everyone wants to quit their job these day and its possible connection to young people and their participation trophies, their possible work-ethic failings, moral turpitude, contemptible world outlook, lack of grit, et hoc genus omne...yeah, I know I don't know squat about all that.

The last major thing I look for is work ethic.

I may be wrong in my understanding of the real estate code of ethics outlined in the Arizona state statutes, and everything else I've read regarding real estate transactions, but as far as I understand it the original agreement to sell is null and void due to the nondiscolure committed by the real estate agent/broker first in the fact that he signed the agreement to sell as the buyer, misrepresentating himself as the agent and stating he had a buyer/investor and Secondly because the agent involved should not sign in representation of the buyer but may only accompany the buyer to the signing (it was done through docusign, I signed first and then was notified that the buyer had signed and downloaded a copy, I didn't look at who the buyer was until just last night).
