If they are really entrenched in the unit they will agree to the rent amount and then end up falling behind and having to move or be evicted.

With that said, you could organize yourself as an inmobiliaria and setup a website with some choice properties you've picked out, and start organizing appointments... but you will be facing significant entrenched competition in this regard.

Michael: if you find the property has a entrenched tenant you should use that to re-negotiate your price.

Maybe the agent can fill you in on that, as I've never seen the seller paperwork when there's a pay out.If the sellers are as entrenched as they sound, filing BK might be next
