What are folks doing to find deals, and find out if a property can cash flow?

Me and a few folks I met at a mastermind group all went in on a joint account a few years back so we could save money. 

Folks say use a local lender.

What I always suggest for folks who do not like a lot of is to borrow  no more then 60% loan to value.

Ya you cant make a leap like these folks have done when the payments are missed and they are allowed to be moved to equity.. 

Just wondering how many folks would really use this that are like I said not really educated on how title and escrow works and I find East coast folks to be highly reliant on closing attornies and have very little knowledge of title and escrow functions..

They cited insurance reasons, which could very well be true, but many residents felt it as a big "f you" Now folks from outside the community could argue this was an entitled stance from the residents, to feel they had access to this private land when they didn't, and that on the face is certainly true.
