My thought is to use a HELOC for the down payment on a new property (20% down), then once I acquire it, do a cash-out refinance to pay off the HELOC while keeping my original low rate intact.

With no debt, I have about saved $50,000 that I want to start putting to use, been trying to submerge myself in the real estate world knowing its arguably the safest investment.

I'm just speaking from a new host standpoint with the interface offered from both platforms, options & booking results, AirBNB is much superior in my opinion. 

It's possible that your tenants are using something like that and then bringing the stuff down to dry it.

I am pretty sure you can not do a 1031 and use the proceeds to do anything to a primary residence.

This isn't easy to measure directly.
