This not only relates to tenant's likelihood to fall behind on rent, but it also corresponds to how well they will treat your property. 

The house I regret most for not getting it is this one,https://www.zillow.com/homedetails/N8064-975th-St-River-Fall...I was so close to getting it, but I chickened out because I have absolutely no idea how these houses even exist.

A lawyer might be able to answer this better, but most rentals fall under fair housing laws (there are exceptions) and that protects against discrimination based on familial status which means children or someone who is pregnant.
