What are the advantages/disadvantages of a condo in Miami Beach/Brickell/Downtown?

Not having cash on hand to make deals quickly puts me at a disadvantage.

Any advantage or disadvantage of keeping it separate. 

There is a potential risk, that if you do the transfer years after buying the property, you will be at a disadvantage on property taxes.2.

It has its advantages and disadvantages; however, there is an abundance of 2-4 unit properties. 

What ever I can about the real estate market in NZ to be able to understand advavntages, disadvantages, know where to find information and so on.

However, this type of offering while least costly and fastest has some big disadvantages, mainly (1) provides the sponsor with almost no protection from being sued by disgruntled investors and (2) investors with any savvy will only invest in offerings where the offering is compliant with Reg D.Reg D is a “safe harbor” requiring the offering to be FILED, not REGISTERED with the SEC.  

I disclose everything upfront including advantages and disadvantages.  

I would also advocate for looking at investment opportunities outside of STR so that you can get a solid understanding of the advantages and disadvantages.  

However if this is a tenant who stayed 4 years, they have exceeded my goal for an average tenant stay and I'm not disadvantaged by their early departure.
